Will my apartment be kept in good condition?
Yes. The occupancy rate of the apartment is lower than if a tenant lived there 365 days a year. Our apartments are regularly cleaned from floor to ceiling. For example, the sauna, refrigerator, filters, etc., are cleaned more frequently than in an average household. Residents are always given instructions on how to use the apartment’s appliances and equipment, and they are provided with good cleaning tools for self-cleaning. Our staff regularly checks the condition of the apartment.
If the tenant in the apartment changes frequently, will it disturb other tenants in the building?
No. The apartments are occupied by ordinary families and workers. It is part of Kotimaailma’s principles to assist residents throughout their stay. The apartment is handed over to residents on-site, where our staff goes through the house rules, as well as Kotimaailma’s own, even stricter rules for living. Residents are required to follow these rules.
Is Kotimaailma a long-term tenant?
Yes. Kotimaailma invests thousands of euros in furnishing each apartment. Therefore, we do not want the lease to end soon because our investment will not have time to pay off. Therefore, a long-term cooperation in terms of leasing is also in Kotimaailma’s interest.
Does Kotimaailma pay rent even if there is no one living in the apartment?
Yes. Kotimaailma pays the rent for the apartment every month.
Does Kotimaailma pay a security deposit?
According to the agreement. Kotimaailma assumes all obligations belonging to the tenant, as well as fully compensating for any damage beyond normal wear and tear, just like any other tenant. The basis of the tenancy is mutual trust. Kotimaailma is a financially stable company with a good reputation. We have good insurance and recommendations. Kotimaailma has hundreds of apartments throughout Finland. If several hundred or thousands of euros are required for security deposits for all of them, Kotimaailma would have to invest tens of thousands of euros in accounts where they wouldn’t even grow significant interest. Therefore, Kotimaailma prefers lease agreements that clearly define compensation responsibilities, but a security deposit is not paid as a separate sum of money.
Is the apartment insured?
Yes. Kotimaailma ensures that each apartment has appropriate insurance coverage.
How does Kotimaailma handle water payments?
Water payments are made according to the general practice of the housing association, either based on consumption or as a fixed water charge. If individual water meters are installed in the apartment, Kotimaailma pays adjustment fees according to its consumption as well as normal water advance payments.
If there is a fixed water charge based on the number of people, we regularly provide the housing association with information about how many residents have lived in the apartment. Our cooperation with housing associations has always been flawless in this regard.
